Why website pricing is so confusing

Ask five London web agencies for a quote and you'll get five completely different prices. This isn't because they're all wrong — it's because "a website" can mean very different things.

Here's a clear breakdown of what actually drives website costs in London.

Tier 1: £300 – £1,500 (DIY platforms and Fiverr)

At this level you're either doing it yourself on Squarespace or Wix, or hiring a very junior freelancer. The results can be adequate for a very simple business, but you'll hit the limits quickly: poor performance, limited customisation, and no real SEO foundation.

If you're just testing an idea, this tier makes sense. For any established business, it usually means paying again in 12 months.

Tier 2: £1,500 – £5,000 (Small agencies and experienced freelancers)

This is where most small London businesses should be. A professional 5–10 page website with proper mobile design, basic SEO, contact forms, and a fast modern build.

Tier 4: £20,000+ (Web applications)

Once you're building something that has user accounts, dashboards, complex data processing, or behaves more like a software product than a website, you're in application territory. Costs here depend heavily on feature complexity.

What drives the price up

- Number of pages — more pages = more time - Custom design vs template — bespoke design costs more - Integrations — payment gateways, CRMs, booking systems - E-commerce — product management, checkout, inventory - Content — if you need copywriting or photography - Timeline — rush projects cost more

What to watch out for

Cheap quotes often miss things: ongoing hosting costs, domain costs, SSL certificates, and maintenance. Ask any agency for a total cost of ownership — not just the build price.
